Sources and method

Where the numbers come from and how we calculate.

Every figure on this site names its source and month right beside it. This page has the rest: what each source measures, its latest date, how we use it, and what it does not tell you. The market figures and their dates are read from each source’s published data and refreshed weekly.

Sold prices and estimates are different measures

Sold figures (median sold price, homes sold, days on market) come only from Intermountain MLS and are for a whole county. “Typical home value” and “typical rent” are Zillow’s estimates for a city, county or metro: an index of what a typical home is worth, whether or not it sold. They answer different questions and usually differ, so we never present one as the other.

Sources for the figures on this site

Intermountain MLS public statistics

Intermountain Multiple Listing Service, Inc. · Latest data: through September 2026 · Publisher’s data page

What we show from it: Median and average sold price, homes sold, days on market, pending sales, active listings and dollar volume, by county, for single-family homes, split into existing homes and new construction, with the same month last year and the year to date. The month-by-month history back to 2016 (median sold price, homes sold, days on market, active and pending listings) comes from the same reports.

  • IMLS statistics are deemed reliable but not guaranteed and do not represent every property sold. Days on market is the time from listing to pending. Provided by IMLS for general market analysis.
  • Copyright 2026 Intermountain Multiple Listing Service, Inc.
  • Together with the city statistics below, these are the only SOLD figures on the site. These are for a whole county; where a city has its own figures, its pages use those and say so.
  • Counties with few sales in a month swing a lot from month to month; the monthly email uses the year to date for those.

Intermountain MLS member statistics, by city

Intermountain Multiple Listing Service, Inc. · Latest data: through September 2026 · Publisher’s data page

What we show from it: For each city with a homes-for-sale page (not Blaine County): homes sold, median sold price, median days on market, sale-to-list ratio, the highest sale and dollar volume, by month, for residential homes; homes sold and median sold price by bedrooms (1 to 2, 3, 4 or more).

  • IMLS statistics are deemed reliable but not guaranteed and do not represent every property sold. Days on market is the time from listing to pending. Provided by IMLS for general market analysis.
  • Copyright 2026 Intermountain Multiple Listing Service, Inc.
  • From the member statistics reports (Market Statistics and Price Comparison), city totals only: no listing records.
  • A month with fewer than 5 sales shows its count but not its prices or days on market.

Zillow Home Value Index

Zillow Research · Latest data: through September 2026 · Publisher’s data page

What we show from it: “Typical home value” for each city, county, the Boise metro, Idaho and the U.S., its change over one and five years, its peak, and the home-value charts.

  • This is Zillow’s ESTIMATE of the value of a typical home in an area (an index covering all homes, sold or not). It is not a sold price and not a median of sales, so it is never the same measure as the Intermountain MLS sold figures, and the two usually differ.
  • The “What’s my home worth” estimate applies the change in this index for your city or county since the month you bought. Condition, updates, lot and exact location can move a home’s value well above or below that. It is not an appraisal; a comparative market analysis looks at the actual nearby sales.
  • For some small towns Zillow publishes a county-level series only; those pages say “whole county”.

Zillow Observed Rent Index

Zillow Research · Latest data: through September 2026 · Publisher’s data page

What we show from it: “Typical rent” for each city and the Boise metro, and its change over a year.

  • Zillow’s ESTIMATE of the typical asking rent in an area, not a survey of signed leases.
  • Zillow publishes no rent index for some towns; those are marked “Not published”.

American Community Survey

U.S. Census Bureau · Latest data: American Community Survey 2020–2024 5-year estimates; email figures 2020-2024 5-year estimates

What we show from it: On city pages: population, households, average household size, median age and income. In the email: renter share, rental vacancy, median rent, median value, median income and rent burden.

  • Five-year estimates from a sample survey, so small places carry wide margins of error.
  • Income on the city pages is per person. Where a place has no figures of its own, the whole county’s are shown and labelled.

The Canterbury Group rent survey

The Canterbury Group · Latest data: November 5, 2026: 248 listings from 22 property managers

What we show from it: Median asking rent by county, city, bedrooms, home type and size, rent per square foot, pet policy, rent cuts and time to lease.

  • Our own weekly reading of local property managers’ public listing pages. Asking rents, not signed leases; small samples vary, and rents change week to week.
  • Change over three months and a year is measured from our own history, which starts September 25, 2026.
  • How it is collected and what is published is described under “Our rent survey” on the method page.

How we calculate

The formulas are on How we read the market:

  • Canterbury Signals: the six signals, how each is calculated and why it matters.
  • The market read: months of supply and what counts as favoring sellers or buyers.
  • Our rent survey: how the weekly rent survey is collected and what is published.
  • The worked examples: the monthly payment, equity by purchase year, and the rental example with every assumption.
  • Our principles: what we will and won’t say from the numbers.

What these figures are not

Estimates are not appraisals. Market figures describe an area, not any one home, and past figures are not a forecast. Information is deemed reliable but not guaranteed. Nothing here is financial, investment, tax or legal advice. For the value of a specific home, ask us for a comparative market analysis, which looks at the actual nearby sales.
