What Would I Walk Away With?
Type the sale price, what you owe and your costs. You get an estimate of what is left. Then I can get you the real numbers.
Seller Net Estimate
Every box starts empty. The numbers are yours.
No cost, no obligation
Send Me the Real Numbers
Give me the address. I price the home from recent nearby sales and put together a net sheet with each line on it, using the title company’s figures. You decide what to do with it.
Not sure what the home would sell for? Start with the home value estimate.
How I Work It Out
The sum is simple. I take the sale price and subtract each cost you typed. What is left is the estimate.
- Mortgage payoff. What you owe on every loan against the home. It is a little more than the balance on your statement, because interest runs to the day of closing. Your lender gives the exact figure.
- Brokerage compensation. This is negotiable and set by your written agreement with your brokerage. I do not suggest a figure. If you have not signed an agreement yet, try a few figures and see how the net moves.
- Title and closing costs. Title insurance, escrow and recording fees. The title company quotes these for your price and your county.
- Repairs or credits. Work you agree to do after the inspection, or money you give the buyer toward their costs.
- Prorated property taxes. Your share of the year’s taxes up to closing day.
- Anything else. HOA transfer fees, a home warranty, the cost of the move.
I only show a result once you have typed the price, the payoff and the compensation. If you leave another line blank, I leave it out and say so next to the result. I do not fill in a guess.
Taxes on a gain are not in this. Ask a tax professional about yours.
